CRYSTAL - With just a short drive around Crystal Lake, motorists can see multiple properties with "for sale" signs in front of them.

There currently are more than 30 houses for sale around Crystal, Duck and Loon lakes in eastern Montcalm County.

"There might be more available than normal," said Larry Fate, a Realtor with Coldwell Banker in Crystal. "There is a great selection right now out here."

"Unfortunately, cottages are being sold and then torn down to make way for bigger houses," said Jeremiah Stone, who has lived on Crystal Lake for two years and has owned property on the lake since 1941. "There were at least eight torn down and replaced last fall and winter."

"Crystal Lake is like all the other lakes in Michigan," said Barry Dean, a Realtor with Century 21 in St. Johns. "People are upgrading lots from cottages to larger, grander homes."

Fate doesn't believe Montcalm County's poor economy is playing much of a factor in more homes being for sale.

"Prices are down a little bit from what they were three or four years ago," he said. "But as far as the economy, I don't think that's a factor. People who can afford waterfront property can still afford it."

Fate said Coldwell Banker has 31 houses on the market that are either on the waterfront or have water access. Those homes range in price from $119,000 to $379,000.

There are higher prices on some houses for sale on Crystal Lake, however. Dean has just one home for sale on the lake at a price of $699,900.

That house is one that recently was torn down to the studs and rebuilt. What used to be a summer cottage is now 25,000 square feet spread out over three lots with 255 feet of waterfront.

"It is probably the most expensive house available on the lake," he said.

Sheila Pratt has owned property on Crystal Lake since 1946. She said there "absolutely" have been more houses for sale recently on the lake, "but just as fast they are being sold."

Fate agreed.

"They are selling," he said of waterfront properties.
